Job Description
Job Overview: Seeking two positions, a dynamic team to fill the roles of Superintendents contributing to the overall maintenance and cleanliness of the residential building, to ensure comfort and safety of residents and the smooth functioning of the living environment.
Start Date: April 1, 2024
Live-In Arrangements: The Superintendent Team will be provided with their own unit within the building. The live-in unit has two bedrooms and is approximately 1000 sq ft. This arrangement serves to enhance the Superintendent Team’s availability during emergencies and ensures a timely response to any issues that may arise. Having the positions reside within the building fosters a sense of community and facilitates efficient communication with residents.
Reporting to: Board of Directors and Property Manager
Superintendent Responsibilities:
- Report to Property Manager daily, providing updates on building status and issues
- Maintain a strong relationship with building security
- Record and address repair requests promptly, escalating to Property Manager when necessary
- Maintain confidential accurate records of owners, residents, parking allocations, and handle resident inquiries
- Enforce rules and regulations, ensuring a friendly and personable demeanor with all stakeholders
- Accompany trades during work, ensuring completion and cleanliness
- Inspect and sign work orders when tasks are satisfactorily completed
- Monitor security personnel, report suspicious activities, and handle emergencies professionally
- Manage the FOB system, conduct security audits, and enforce building security policies
- Ensure cleanliness of the building, including hallways, rooms, parking areas, and common spaces
- Perform daily cleaning tasks and adhere to a maintenance schedule
- Handle landscaping, ice and snow removal, and maintain patio and barbecue areas.
- Maintain compactor room cleanliness, oversee garbage removal, and ensure proper disposal.
- Conduct bi-weekly cleaning of the garbage chute
- Monitor for pests and report deficiencies to the Property Manager
- Handle qualified repairs to the building and continually expand knowledge and skills
- Perform preventative maintenance and inspections as per guidelines
- Check and maintain mechanical, pool, and sauna equipment regularly
- Collaborate with contractors and ensure secure maintenance room access
- Properly maintain and store equipment, keeping an adequate stock of supplies
- Ensure proper functioning of elevators, monitor for vandalism, and schedule maintenance
- Securely store and organize building cleaning and maintenance supplies
- Conduct daily, weekly, and monthly inspections, testing fire safety control systems as required
- Report unusual conditions or alarm conditions to the Property Manager promptly
- Safeguard and maintain master keys, reporting any loss immediately
- Respond to emergencies promptly, being aware of shut-off valves and controls
- Report any hazardous situations and coordinate emergency services
- Conduct routine inspections, complete walkthroughs, and address any deficiencies promptly
- Perform scheduled checks on mechanical rooms, garage areas, and other specified locations
- Tailor as needed based on specific requirements as directed by Management
- Maintain cleanliness of the building
- Perform sweeping, vacuuming, and mopping of floors and common areas
- Observe and report needed repairs, safety hazards, or conditions to the Property Manager
- Dust various items needed throughout the building
- Polish furniture as needed
- Manage an inventory of cleaning and toiletry supplies
- Wash walls, ceilings and windows
- Perform related work as assigned, adapting to the changing needs of the building functions
- Perform emergency maintenance & cleanliness as required
- Tailor as needed based on specific requirements as directed by Management
Requirements & Prerequisites
Superintendent Qualifications:
- Knowledge of standard methods, practices, tools, and general equipment of a residential building
- Knowledge of the proper use of chemicals and other materials
- Ability to follow instructions
- Ability to operate and use general tools, equipment, and supplies related to the building maintenance and cleaning
- Knowledge of occupational hazards and safety rules and regulations
- Knowledge of building and property security procedures
- Proficiency in MS Office software applications
- Excellent interpersonal, oral and written communication skills
- Ability to work in a collaborative team setting
- Have the ability to prioritize work and strong problem solving skills
- Knowledge of standard methods, practices, tools, and equipment in janitorial services
- Familiarity with the proper use of chemicals and other materials
- Ability to follow instructions and prioritize work effectively
- Proficiency in operating janitorial tools, equipment, and supplies such as floor buffers, vacuum cleaners, and cleaning compounds
- Understanding of occupational hazards, safety rules, and regulations.
- Knowledge of building and property security procedures
- Effective communication skills to explain instructions and guidelines to others
Physical Requirements: The job entails physical demands that may include, but not limited to, prolonged periods of sitting, standing, walking and lifting heavy items. Working conditions typically involve eight-hour shifts, though scheduling may be subject to change. The role may involve mental and physical stress, and certain positions may expose employees to fumes, odors, or hazardous work environments.
